We are a farm-centered cohousing neighborhood of 30 homes on 33 acres of pristine land, a rural setting just 5 miles north of the harbor city of New Haven on Long Island Sound.

Our Energy Star passive-solar homes, designed by Centerbrook Architects, are heated and cooled by air source heat pumps and optional wood burning masonry heaters. All homes are sprinklered. High-speed fiber optic internet, optional land lines and excellent cell phone reception included.

All our homes are slab on grade construction, south-facing for the solar heat gain in the winter. Higher than required R-value insulation is planned in tight house envelopes. Heating and cooling is predicted to cost around $1000/year. The first floor of every house is designed for aging in place with accessible grade-level entrances and at least one bedroom, full bathroom with roll-in shower, laundry area, kitchen, dining room, living room. Each home also has a second floor for storage, or depending on size, a bedroom, bathroom, and office, studio, or play space.

Co-owned community space will include the 33 acres with room for orchards, animals, recreation and community gardens. We also have a 4500 sq. ft. common house with commercial kitchen, dining room, art studio, masonry heater and woodworking shop. Directly to the east of our property is conserved Lake Chamberlain reservoir with trails for hiking, horseback riding, cross-country skiing and fishing.

We are a multi-generational neighborhood created, managed and maintained together. We have been trained in sociocracy by John Buck, Diana Leafe Christian and Jerry Koch-Gonzalez and have successfully used it as our governance system for more than 5 years,. We are hoping to share cars, tools, local food, music, art, fun and laughter.
